The OMHM will build 82 affordable housing units in Dorval
This new development is the result of a collaboration with the City of Dorval. The 4-storey building will offer:
- 82 units for independant seniors aged 55 and over:
- 10 studios
- 69 1-bedroom units
- 3 2-bedroom units;
- A garage with parking spaces, electrical hook-ups and bike racks;
- A common room on the first floor;
- A landscaped courtyard to enjoy the outdoors.
A central location
The building will be located at 750, Dawson Avenue in Dorval, close to food, medical, banking and recreational services. It is easily accessible from Highway 20.
Within a 15-minute walk, future tenants will have access to a multitude of offerings including:
- restaurants on the scenic Bord-du-Lac-Lakeshore road;
- Dorval train station and several bus routes to downtown Montreal;
- Les Jardins Dorval shopping center, with some 40 boutiques, restaurants and services including a medical clinic, dental center, pharmacy, dry cleaner, two large grocery stores and a bank;
- the Ballantyne Aquatic Centre and several parks.
Affordable and subsidized units
Of the 82 units, 28 will be rented at an affordable price within the parameters of the Programme d'habitation abordable Québec (PHAQ). The remaining 54 units will be reserved for people eligible for subsidies.
- For the 28 affordable units, the rent will not exceed the maximum rent as specified by PHAQ for the current year.
- For the 54 subsidized units, the rent will be equivalent to 25% of the tenant's income. Eligibility criteria will apply.
If construction proceeds as planned, the building will be ready to welcome tenants in early 2027.

Meeting housing needs through an innovative partnership
The City of Dorval has approached the OMHM to build a building on land it owns. The land will be transferred to OMHM at a cost of $1 to contribute to the viability of the project's financial framework.
The project was originally approved under the Programme d'habitation abordable Québec (PHAQ) in August 2022, but had to be revised after further analysis of the site and costs. The Société d'habitation du Québec agreed to submit the revised project to the Conseil des ministres, which confirmed funding by decree on August 28, 2024, on condition that prefabricated units be used to speed up delivery of the building.
