Questions about my rent

How is my rent calculated?

Your basic rent amounts to 25% of the income earned by all members of your household and rental charges.

What is included in my rent?

When does an extra rent charge apply?
An extra charge is added for any other member of your household aged 18 or older who is no longer in school.
My income is lower now. Do I qualify for a rent reduction?
You can request a rent reduction. You must contact your rental agent - lease management by calling the call center: 514 872-6646.

Direct debit: a simple and fast way to pay your rent

The direct debit program allows us, with the authorization of the tenant, to have the amount due debited from the tenant's bank account. A simple and effective way to peace of mind!

To benefit from the program, follow these simple steps:

  • Complete and sign the authorization form (see below).
  • Attach to the form an unsigned check, marked "cancelled", and write your tenant file number on the back.
  • Return it to the OMHM (address on form).

Want to cancel? No problem!

You or the OMHM can terminate the agreement at any time by written or verbal notice.

Pay your rent online, over the phone or at the counter of your financial institution

The Office municipal d’habitation de Montréal now offers you the option of paying your rent by bank transfer to the following financial institutions.

  • Banque nationale
  • Desjardins
  • RBC Banque Royale
  • Banque Scotia
  • Banque Laurentienne
  • BMO Banque de Montréal
  • Banque CIBC

Other financial institutions could be added. Check the availability of the service with your financial institution or come back here to see recent additions to the list of participating institutions.

Three ways to pay your rent at these financial institutions:

  • at the ATM or teller’s counter of your institution
  • online or through your banking app
  • or by calling the institution

Contact your financial institution for more information on how to pay online.

If you do not have an account with one of these financial institutions, you can still pay at the counter of one of them (fees of around $ 2 may apply).

Note: Your OMHM reference number must be included in the space provided for the invoice number of your financial institution’s form. To find out where to find this number and the participating institutions, see this sample lease. The part number is highlighted in yellow.

IMPORTANT: The 11-digit part number must be included without dashes or spaces.

NB .: To find and add the Office municipal d'habitation de Montréal in the list of payment recipients of your financial institution, write Office or Office municipal and the name of the Office municipal d'habitation de Montréal will appear in the list.

Questions about my lease

How long does my lease last?

Usually 12 months.

How do I cancel my lease?

Let the OMHM know in writing three (3) months before you leave. You must send your letter to your rental agent - lease management.

There is no charge.

Where can I find my rental agent’s phone number?

The Call Center (514-872-6646) can answer certain questions relating to rent and lease. If the call center cannot answer your question, they will direct you to the rental agent associated with your lease.

Someone moved into or out of my household. What do I have to do?

If there is a change in the composition of your household, you must notify us in writing. This information allows us to assign you an apartment of a size that meets occupancy standards. It is also used to accurately calculate the amount of rent payable.

I want to apply to move to another low-rent apartment. What do I have to do?

What documents do I need to renew my lease?

To assist your lease renewal process, you will have to provide several important documents, like your notice of assessment and your income tax return. Be sure to keep them in a safe place.

I would like to get a parking space. Who do I contact?

My income is lower now. Can I get a rent reduction?

Yes. Your basic rent must add up to 25% of your household income. It is important to let your rental agent know of any income reduction. You must contact your rental agent - lease management by calling the call center: 514 872-6646.

As a tenant of low-cost housing, am I entitled to the tax credit for solodarity (RL-31 slip).

No. A dwelling in low-rental housing within the meaning of the Civil Code of Québec, such as an HLM or a dwelling for which the Société d'habitation du Québec agrees to pay an amount towards the rent, is not admissible.

 

Changing apartments

We receive many applications from tenants who want to change apartments. Applications are eligible only if they fit with one of the following priorities:

PRIORITY 1: Your apartment is uninhabitable because of a disaster or a technical problem.

PRIORITY 2: You have a health problem or concerns for your safety.

PRIORITY 3: Your apartment has become too big or too small because your household composition has changed.  

PRIORITY 4: You are 60 years of age or older, have lived in your apartment for at least three (3) years and you want to move into a similar type of apartment. (See information about the 60+ Optional Transfer program). Link to info.

 
(Tenants age 60 or older can choose to move into a seniors’ residence.)

Before applying to change apartments, first ensure:

To request a change, you must send a written request to your rental agent - lease management, but only after discussing the situation with the rental agent. 

A selection committee will examine your application. If approved, your name will be placed on a waiting list. The length of the wait can vary from situation to situation.

The OMHM can also authorize a housing transfer if you’re entitled to an apartment that differs in size or category from the apartment you currently occupy.

For transfers within the 60+ Optional Transfer program, you must fill out a registration form.  Ask your rental agent for a copy. Certain charges apply in this case. 

The 60+ Optional Transfer program is for tenants who have lived for at least three years in regular low-rent or rent supplement program (PSL) housing reserved for seniors, and who want to transfer to an apartment of the same type or sub-category.
