Types of Units

The OMHM offers five kinds of rental units for different kinds of tenants.

HLM

The OMHM administer 20,767 low-rent units and rooming houses in Montréal's 19 boroughs and five related municipalities.

The cost of a low-rent unit is equal to 25% of the household's income.

There are two low-rent categories: one for families and single persons and the other for independent seniors.

  • Low-rent units for families and single persons

There are 9,560 low-rent units for families, couples and single persons. AS unit's size and number of bedrooms depends on the household's make-up.

  • Low-rent units for independent seniors

The OMHM manages 11,002 low-rent units for seniors. These units are occupied by independent persons aged 60 or more. Low-rent units for seniors are grouped in apartment buildings with elevators and common rooms.

Affordable Housing

The OMHM has 369 affordable properites for families and single persons. These unserviced units have from one to four bedrooms.

The cost of an affordable unit is not based on household income, as in the case of low-rental housing. The rent of an affordable unit is fixed for the duration of the lease and set at lower than market rates, while still enabling building administration to pay for maintenance expenses. Rent varies by building, location and unit size.

The OMHM began constructing affordable buildings in 2003, under the city's Opération Solidarité 5 000 logements.

Seniors Residences

The OMHM has more than 1,259 serviced units for persons aged 60 and above. Such apartments have one or two bedrooms.

Rent Supplement Program

Rent Supplement Program accommodations are units from the private market that have been reserved by the OMHM and are rented at a price equal to or lower than the market average.

The rental cost is equal to 25% of the tenants' household income.

Other Kinds of Units

Immeubles Benny Farm, which forms a complex of 237 superior accommodations open to all.

These modern and conveniently located units built by the Canada Mortgage and Housing Corporation (CMHC) and the Construits par la Société canadienne d’hypothèques et de logement (SCHL) and the Canada Lands Company (CLC) in 1997 and 2000 were originally designed for World War II veterans.

The OMHM's acquisition of Benny Farm has made it possible to increase the number of units available to those on our waiting lists, through our Rent Supplement Program and maintain public ownership of these superior accommodations.
