Paying Your Rent
Rent is due on the first day of the month and can be paid by preauthorized payment.
Calculating Rent
Your rent consists of two components: basic rent (25% of the household income ) and building occupancy expenses. The OMHM bases your rent on your household's income for the year preceding your lease's starting date. Ten percent of this income is excluded in the case of income from employment.
What Your Rent Covers
Your basic rent covers heating, hot water, city and school taxes and water consumption.
Building Occupancy Expenses
Certain monthly expenses, such as use of electricity, an air conditioner and parking fees, are added to the basic rent.
Supplement
A supplementary charge also applies for any other member of the household who is at least 18 years of age and not a student.
Rent Reduction
If, during the term of your lease, your income or that of a member of your household declines, you can request a rent reduction. Please speak with your rental agent for more information on this subject. To obtain such a reduction, you must make a written request to your rental agent and provide proof of your decreased income, including your pay stub or a copy of your cheque showing your new gross income.
