Rent
Your rent depends on the size and location of your unit.
It does not cover electricity, heating or parking.
Term of Lease
Usually 12 months.
Cancellation of Lease
You can cancel your lease by giving the OMHM three months' written notice, but only under the following circumstances:
You are leaving your unit to live in a public housing (HLM) unit.
You are leaving your unit to permanently live in a seniors' residence that provides long-term care.
You have a disability that prevents you from continuing to live in the same location.
The decision has been made to house you elsewhere because of your special needs, based on a court ruling.
Your safety or that of a child residing with you is endanged by the violence of a spouse or former spouse or due to sexual assault, even if the perpetrator is not living with you.
Your notice must give the reason for your departure and be accompanied by certification from a qualified third party that demonstrates why you must move. You must pay your rent through the end of the three-month notice period.
Change of Unit
A tenant who wishes to change units must obtain another unit in the same building or in another building of the necessary category is not available in the current building. Occupancy rules must be observed. There is a $300 fee for changing units.
The tenant must not be the subject of any proceedings before the Régie du logement or of any prior adverse rulings. His/her unit must be in good condition. S/he must handover the existing unit in its original condition.
Housing is allocated on a first-requested, first-served basis
In the case of general housing, a unit will be allocated to the household with the greater number of minor children, if two housholds request the same unit.
Occupancy
Affordable housing must be assigned in compliance with the following rules:
The first bedroom is allocated to the head of household and his/her spouse (if applicable).
An additional bedroom is allocated for each other person in the household. However, two children under 7 years of age can share one bedroom.
A single bedroom can be allocated to children of the same sex, between 7 and 14 years of age.
A single bedroom is allocated to children aged 14 and older.
An additional bedroom is allocated to a disabled person (within the means of the An Act to secure handicapped persons in the exercise of their rights) whos physical or cognitice deficiency or the method used to alleviate the disability prevents the bedroom from being shared.
